Why lien deadlines are unforgiving

 

A mechanic's lien is the strongest payment protection in construction — it attaches your unpaid invoice to the property itself. But most states treat lien deadlines as hard statutory cutoffs: courts cannot extend them for good-faith negotiations, promises to pay, or partial payments.

The clock usually runs from your last day of furnishing labor or materials — not your invoice date — and warranty or punch-list work generally does not restart it. The safest habit is simple: calendar your deadlines the day you start the job, not the day payment goes missing.
